Huge billboards in Dade & Broward counties - you've probably seen them numerous times. What they don't tell you is that their investors pay no more than 60-65% of Fair Market Value (FMV). It's a shame, but an older lady around the corner from me sold to them without letting me know. She knew me & I even told her what the FMV was (over the phone about three months prior to the salel). Several of the neighbors knew she was selling cheaply, and they also all know me, but no one told me of her plight. The bottom line is that I would have paid her 80% to value, maybe more, because her home was not ugly, it has a pool, & it's on a quiet street. I also have resources (or sources thereof) to pay cash and close quickly. If I'm not in a position to act quickly, I have 10-12 investors who would be willing to look into the situation. So, if you ever hear of someone in similar circumstances, please let me know!!! Remember: we buy pretty homes, too!
